BH12- 552 sales in the last 12 months and a total of 33.7% of the BH12 properties have sold in the last five years.

BH13- 261 sales in the last 12 months and a total of 35.3% of the BH13 properties have sold in the last five years.

BH14- 546 sales in the last 12 months and a total of 33.7% of the BH14 properties have sold in the last five years.

Purbeck District Council in Dorset is reminding landlords and tenants of the recent legislation affecting the private rented sector that came into force in October 2015 regarding smoke alarms on every floor and a carbon monoxide detector, which must all be working at the commencement of each new tenancy.

The legislation includes the power to Councils to impose heavy fines for non-compliance- £2000 for a first offence, rising to £5000 if a landlord commits more than two offences.

Court applications have increased again for accelerated possessions. In April 2014 this rose from £175 to £280 and another increase will take effect from April 2016 to £355.

Is this now time to look at Rent Guarantee Insurance? Sometimes the reason tenants are evicted is due to personal circumstances changing and not always as commonly thought to be ‘benefits’ related. At Move On we charge less than £200 per annum for an insurance that not only pays your rent with no excess, it also pays half rent after the tenant vacates until a new tenant is found and pays all court fees, bailiffs etc that is needed to evict the tenant. I appreciate landlords like to keep costs down, however, it is a sad fact, when you do have to evict a tenant, it will wipe out years of any profit and very often leave you in a loss. It seems to me a little bit of a ‘no-brainer’ for that total peace of mind, especially when the annual fee is less than the court fee.
