Firstly, a big, massive WELL DONE to all the team at Move On. We won the Dorset Venus ‘Marketing and PR’ Award 2015 and I cannot express how ecstatic as all are. It is fantastic to be recognised for this particular award as one part of our role is to ensure we are marketing your property for either rent or sale properly, and although we think we are pretty good at it, this award tells us we are pretty good at it! A truly fantastic achievement.

Secondly, we have passed the 1st October and all the small print was finally passed for the legislations to become effective. Please make sure you have proof you are providing the 6 essential pieces of paperwork to the tenant, I would suggest itemising them and asking the tenant to sign, agreeing they have been given. If you are unsure of the six pieces of information, then please email me and I will be more than happy to let you know.

You should also have now made sure you have a smoke alarm on each floor and a carbon monoxide reader by the boiler.

The new rules in the way we serve a Section 21 notice now come into play with a new Section 21 format. One of the changes is you cannot serve this until at least month 4, which means if you require the property back this will not be exactly six months from the commencement date. As with before, if you issue it incorrectly it will be thrown out of court, if in the event you end up going down this route.

What is very evident is that it is becoming increasingly difficult for landlords to do this by themselves and although I agree this is probably good news for me as a letting agent, it does also mean you as a landlord need to be doing your due diligence and ensuring the agent you are using is keeping up to date with everything. Not just at the beginning but all the way through a tenancy.
