Property Management

Enjoying the benefits and avoiding the headaches

It should be straight-forward and uncomplicated to rent out a property.

There is clearly a shortage of housing and this situation is only going to get worse and yet being a landlord can mean that you have to be an expert in what is often very unclear legislation.

New landlords have to worry about whether their property is going to attract a tenant, if they have pitched the rental value correctly and if the property will appeal. Then once they have an applicant there is the concern over correct referencing, protecting the deposit and now the added burden of Right-to-Rent checks.

Finally the tenant moves in and if the property is a flat, have you made them aware of any restrictive clauses in the lease? If it is a house, will they keep you advised of any external problems, such as blocked gutters? Are you arranging Landlord Gas Inspections, Legionella Risk Assessments and are there carbon monoxide alarms?

Hopefully the tenants will keep the property clean and tidy and not hold noisy parties, but even the best references don’t always cover these issues, so regular inspections are vital.

All of these problems are what Letting Agents are there to resolve on your behalf. That is why it is important to check they do have all the answers to the above concerns and that their staff are fully-trained and just in case the worst happens, they have Client Money Protection and are affiliated with an organisation such as ARLA.

If all that is in place, then you can just relax, sit back and enjoy the benefit of a very buoyant market with a good return on your investment.
