You wait years for one major development in Christchurch- and then another comes along.

Last month I wrote about the proposal 850 house development for the land between Stoney Cross and Roeshot Hill, and now we are told the redevelopment of a 4.74 acre site in the heart of Christchurch is going to take place.

This site is where the police station stands and includes the old (already closed) magistrates court building, the car park adjacent, the pit site car park next to Fountains roundabout and further back land owned by Christchurch charity, the Hospital of St Mary Magdalene Trust. The announcement coincided with confirmation that the police station is to close and the police will move to share the fire station.

It is a sizeable site and a few years ago, when superstores were in fashion, there was a suggestion of one here. That no longer seems likely and now the proposal is for housing, to include a sizable nursing home. Also there will be some commercial development at the town end of the site, which could include retail shops and leisure facilities.

The southern based builder Aster Homes has been announce as the preferred buyer and they promise local consultation before they finalise their plans. This development has been a very long time coming and it has been talked about for many years. The diverse owners of the site include Dorset County Council, Christchurch Borough Council and Dorset Police. I imagine budget buts have encourages a resolution to their differences so they can collect their respective shares of the anticipated sales proceeds.

As always questions arise as to the effect on traffic flows in an already congested are. But this development also has the potential to change the whole dynamics of the town centre.
