Living Life on Purpose

This month we ask the question; ‘What is the meaning of life?' Embarrassingly, Siri’s response to sums it up well: “I don’t believe there is a consensus on that question.”

There are as many different ways of finding meaning in life as there are people in the world, because we are all unique after all. So, how the heck do you find life meaning in Bold Age and why is it so important?

Diary of Award Winning Sales and Letting Agent

2016 will, in my humble opinion, be a year to remember . Will it be the death of buy to lets, will it be the year house prices dropped, will it be the year of the least transactions of properties being sold or will it be the year house prices rose significantly?

The conflicting reports on a daily basis, is enough for most people to almost tun off and say ‘talk to me in a couple of months once the dust has settled’.

It’s official. According to Department of Transport data, the traffic in Christchurch is the worst it has ever been.

Our main artery, the A35, has lowest average speed in the region: 14.2 mph during the rush hour- which is when I use it on my way to work.

And that is before any road works. May I use this column to apologies to the residents of the quiet back-roads of Highcliffe whose peace and quiet I, and many others, shatter as we try to circumnavigate the closure of Walkford Road due to gas works.

It's Tea

It's Tea

Here at It’s Tea, we strive to provide you with the best quality tea, whether it be in loose leaf or tea bag form! Tea bags started in the 1950’s and these days usually contain a lower grade of tea such as “dust” or “broken” tea. They may also famously contain less pleasant additives such as bleach residue and other undesirable and unexpected things!

We do it better by ensuring that our teabags contain only what we sell to you as loose leaf tea in a contaminant-free nylon pyramid bag. This gives the tea room to steep properly making sure you get the perfect flavour we want you to enjoy.

Bold Age - Live to work or work to live?

Remember last month we started to redefine retirement, favouring:

Bold Age: “To have the courage, desire and resources to continue to grow, in your own way, whatever number is on your birthday card”

Given this more empowering description of Bold Age, the question I explore with clients is, ‘what role could work play in your life in this new stage?’

A plan that will result in the death of Christchurch Borough council is fast gathering pace.

The controversial proposal is for there to be a merger of the authorities in Poole, Bournemouth, Christchurch and East Dorset. This would turn Christchurch from one of the smallest councils in the country to a bit player in what would be the 6th largest.

Landlords- We Challenge You!

We recently took on a small portfolio of properties due to the landlords wanting an easier life! The couple had looked after their investment for some 20 odd years, but now felt they would like to enjoy their daily living rather than worrying about the latest legalisation and the daily running of their portfolio.

Property Management

Enjoying the benefits and avoiding the headaches

It should be straight-forward and uncomplicated to rent out a property.

There is clearly a shortage of housing and this situation is only going to get worse and yet being a landlord can mean that you have to be an expert in what is often very unclear legislation.

Nordic Walking with Nordic Walking Fit

The best thing about Nordic Walking is getting out and exploring the surrounding area in which we live.  The people who join me in my varied walks never realise what is on their doorstep and how beautiful it is. This adds another element of mindfulness and sheer pleasure of walking with others enjoying the scenery while working your whole body.

If you were asked to invest all your spare cash (let’s pretend you have loads of it!) in one of these definitions, which would you choose and why?

A) Retirement: “To leave your job or stop working because of old age or ill health”

B) Bold Age: “To have the courage, desire and resources to continue to grow, in your own way, whatever number is on your birthday card”

Whilst retirement is a ‘thing’, I think the definition above insinuates that:

Retirement means disengaging from work.

You are less able to contribute as you get older.

It is not within your control; it happens to you.

which is why I created and work with option B.

Congratulations to the Chewton Glen for obtaining planning permission to build their cookery school- a master class on charming the Christchurch Council Planning Committee.

The controversy over their plans was not the cookery school itself, but the decision to site the development not near the hotel but at the edge of their grounds on a quiet residential road in the middle of a precious area of green belt.

Stonking- One Word For January

January has been a ‘stonking’ month and before you say ‘is that a word’, it is in the Cambridge dictionary.

We have put more sales in hand in one month than in the last 5 months collectively. Our lettings department broke all records for January move ins for the last 10 years. So yes, I could have said a phenomenal month, a fantastic month, but for some reason, stonking seems to fit.

The Health Benefits of Tea

I don’t know about you, but a cup of tea always provides me comfort; almost like a warm hug. It may be the last thing you think of, but have you actually ever thought of the health benefits of tea? Because, according to scientific research, there are plenty, 12 of which I will list below.

Black tea has been shown in scientific studies to reduce the risk of heart attack, therefore helping to protect against cardiovascular disease (affecting the heart and/or blood vessels). Because of the antioxidants (substances that delay cell damage) in tea, this can counteract some of the effects of smoking, such as damage to the lungs. However, this is just something to bear in mind and is not a justification for smoking!

Is It Worth It- Being A Landlord?

The government have not been kind to the private investor during 2015 announcing plans to increase stamp duty from the 1st April 2016 by an extra 3% to anyone purchasing a second property. On a £250,000 property this will be an extra £7,500 stamp duty (which you can claim back when you sell the property).

They are also going to be taxing landlords on turnover rather than net profit by taking away the ability to deduct mortgage interest as a tax deduction by 25% each year over the next 4 years, so that by 2020 it will be nil! (Clause 24 of the Finance Act 2015). This will have a serious impact on a lot of landlords.

Relax and let your Letting Agent take the Strain

Landlords, are you confident enough to manage your property yourself? Unless you have a lot of experience, spare time to attend training courses and have the right access to legal and practical information you could be risking fines and even imprisonment if you get it wrong. In order to protect their investment, all landlords need to be aware of their statutory obligations together with the rights of the tenants living in their property.

Will 2016 see the but-to-let bubble burst?

This is heresy to some estate and letting agents and those heavily invested in such properties will deny the possibility of a downturn. But that is the nature of investment bubbles.
